Weekly rates note
Week of October 22, 2026: Freddie Mac's national average 30-year fixed rate was 7.32% (down from 7.40% last week) and the 15-year fixed was 6.68%. These are conventional purchase-loan averages, not VA rates or a quote. VA rates often price differently, so ask me for your actual VA numbers.

How the VA IRRRL works
The VA Interest Rate Reduction Refinance Loan, often called a VA streamline, replaces your current VA loan with a new one at a lower rate. It usually needs no appraisal and less paperwork than a regular refinance. The VA funding fee on an IRRRL is 0.5% and can be rolled into the loan. Veterans who receive VA disability compensation are generally exempt.
VA generally requires the costs of an IRRRL to be recouped through lower payments within 36 months. If you extend your term, your payment can drop while the total interest you pay goes up. That's why this calculator shows lifetime savings too.
