Buy a Home

Home Purchase Loans

Whether it's your first home, a move-up or a PCS relocation, the right loan and a lender who communicates make buying a home far less stressful. I've been helping buyers since 2004, and I stay involved from pre-approval to closing.

Purchase programs I offer through Independence Home Loans

First-time home buyers

You don't need 20% down to buy. Depending on the program, qualified buyers may put down 0% (VA or USDA), 3.5% (FHA) or as little as 3% (certain conventional programs). Down payment assistance may also be available for some buyers. We'll talk about your total monthly cost, including taxes, insurance, HOA dues and mortgage insurance, not just the rate.

The home loan process

  1. Pre-approval: sets your budget and strengthens your offer.
  2. Shop: work with your real estate agent and tour homes.
  3. Loan application: once you're under contract, we finalize your application and documents.
  4. Processing and underwriting: your file is assembled and reviewed; I keep you and your agent updated.
  5. Closing: documents go to the title company and you get your keys.

Tips for a smooth closing

Avoid opening new credit or making large purchases during your loan, keep your bank statements clean of unexplained deposits, and respond quickly to document requests. Most delays come from missing paperwork, and I'll tell you exactly what's needed up front.

Why work with Ryan Singer

I've been helping families finance homes since 2004, and I lend nationwide through Independence Home Loans (licensed in 46 states + DC). VA loans are the core of my business, but I work with every major program, so you get an honest comparison rather than a single product pitch. Expect plain-language explanations, written side-by-side options, and a loan officer who stays involved from application to closing. You can reach me directly at (602) 741-2370 or (480) 300-7769.

It could be 0% (VA or USDA), 3.5% (FHA) or as little as 3% for some conventional programs, depending on eligibility. Closing costs and reserves also matter.

How long does pre-approval take?

Often a day or two once I have your documents. A pre-approval makes your offer stronger in competitive markets.

Can I buy with a recent job change?

Often yes, especially if you stay in the same line of work. Every situation is different, so let's review yours.
