Is a refinance right for you?

A refinance can be a smart move, or an expensive one. Here's how to tell.

Lower your paymentA lower rate can reduce your monthly principal and interest.
Drop mortgage insuranceMove from FHA or PMI into VA (no monthly MI) or conventional once you have equity.
Cash outConsolidate higher-interest debt or fund home improvements.
Shorten your termPay less interest over time and own your home sooner.
ARM to fixedLock in a stable payment before an adjustable rate resets.

When it doesn't make sense

Every refinance has closing costs. Divide them by your monthly savings to get your break-even point. If you'll move or refinance again before then, or if restarting your term adds more lifetime interest than it saves, waiting may be better. I'll tell you honestly if that's the case. Simple 3-step process

  1. Quick reviewSend your mortgage statement or tell me your goal. No credit pull to talk options.
  2. Written optionsCosts, payment and break-even side by side, including "don't refinance."
  3. Close with confidenceI handle the details and keep you updated through closing.

I've worked with other companies before on Home loans. But these people seem to go through the extra mile and they want you for life. They don't want you just for your loan or your money. I had the most pleasant experience with this company. Thank you, gas

Refinance & mortgage FAQ

How much are closing costs on a refinance?

They vary with your loan amount, program, title and escrow fees, and whether you buy down the rate. You'll receive an official Loan Estimate itemizing every cost before you commit, and costs can often be financed or offset with a lender credit.

What credit score do I need?

It depends on the program. VA and FHA are generally more flexible than conventional or jumbo loans, and lenders set their own minimums. Send me your situation and I'll tell you honestly where you stand.

How long does a refinance take?

Many refinances close in roughly 3 to 6 weeks. VA IRRRLs often move faster because there's less paperwork. Timing depends on appraisal, title, your servicer and how quickly documents come in.

Does checking my options hurt my credit?

No. Talking through your goals and reviewing your mortgage statement doesn't affect your credit. A formal application includes a credit check, and I'll let you know before it's pulled.

When does refinancing not make sense?

When you won't keep the loan past the break-even point (closing costs divided by monthly savings), when the savings are minimal, or when restarting your term adds more lifetime interest than it's worth. I'll tell you if waiting is the better move.

Do you only work with veterans?

VA loans are my specialty and most of my business, but I work with all major programs, including conventional, FHA, jumbo, USDA, renovation and investment property loans, for purchases and refinances.
