The quickest way to sanity-check a refinance: how many months until your savings repay your closing costs?
Refinance break-even estimator
Enter your numbers to estimate your break-even.
Estimate only, for illustration. It's not a loan offer or a guarantee of savings, and it doesn't include taxes, insurance, escrow or changes to your loan term or total interest. Your actual costs appear on your Loan Estimate.
How to use it
Use principal and interest only (not taxes or insurance) for both payments, and include all lender, title and third-party costs on your Loan Estimate. If you plan to keep the home well past the break-even point, the refinance may be worth a closer look. Remember that a new 30-year term can lower your payment while increasing total interest. For VA IRRRLs, VA requires most costs to be recouped within 36 months when the payment drops.
Why work with Ryan Singer
I've been helping families finance homes since 2004, and I lend nationwide through Independence Home Loans (licensed in 46 states + DC). VA loans are the core of my business, but I work with every major program, so you get an honest comparison rather than a single product pitch. Expect plain-language explanations, written side-by-side options, and a loan officer who stays involved from application to closing. You can reach me directly at (602) 741-2370 or (480) 300-7769.
Frequently asked questions
What counts as closing costs?
Lender fees, appraisal (if any), title, escrow and recording fees. Prepaid taxes, insurance and escrow deposits aren't true costs of the refinance.
Is a shorter break-even always better?
Generally, yes. But also consider total interest over the life of the loan and your plans for the home.
